Every State Has a Different Cooling-Off Period. Most Agents Quote the Wrong One.

VIC: 3 business days. NSW: 5. SA: 2 days after Form 1 service. WA: none.

The agent who moves from Melbourne to Sydney and quotes "3 business days" to a purchaser is giving incorrect advice. The SA agent who does not confirm Form 1 service date is leaving the cooling-off clock ambiguous.

One thing to check this week: confirm the cooling-off status and exact expiry date within 24 hours of exchange. One question, one confirmation, one potential rescission avoided.
